Purchase guidance
Purchase guidance
Buying a property in Spain, how does it work?
Simple
If you have decided to purchase a property on the Costa del Sol, you naturally prefer to be facilitated by experienced specialists in this process. The purchase process of a home in Spain is very different from what you are used to in your country. You have to deal with a foreign language, a different culture, an unknown housing market and all kinds of rules and procedures. All of this can make the search and purchase of your ideal home unnecessarily difficult.
We offer the solution to provide you with seamless purchase experience. Together with our team of experts, we provide hands-on purchase guidance on every step of the purchase process.
Method of purchase guidance
We mainly focus on the realization of new-build homes in the province of Málaga, with Estepona as a central point on the Costa del Sol. But we are very happy to support you on existing buildings in this region. With our extensive network of professionals and specialists on the Costa del Sol, we only select high-quality homes. Rent out your holiday home when you are not there? This is also possible with Turnkey del Sol.
Buyer costs Spain
In addition to the agreed purchase price, you need to take into account the so-called buyer’s costs. These costs comprise approximately 14,2% of the purchase price for a new-build home and 10,3% for existing buildings. These costs consist of the following elements:
New constructions
- 7% transfer tax (iva)
- 0,3% notary fees
- 2.5% service fee (including purchase guidance, lawyer, valuation and authorization)
Existing buildings
- 7% transfer tax (iva)
- 0.6% notary fees
- 3% service fee (including purchase guidance, lawyer, valuation and authorization)
